Residential Property Management

Ownership Support: We bring a team (asset mgr., property mgr., operations mgr., financial mgr. and administration) to manage your asset, not one individual.  Collection of rental, other revenue and security deposits, processing security deposit refunds and rental increases, payment of operating expenses, payroll administration, maintenance and update of property and tenant records, determine marketing and signs required.

Tenant Support: Administer forms including rental applications, occupancy agreements, condition and inspection reports and notices to vacate, handle tenant complaints, timely response to tenant repair requests, follow up and take appropriate actions on delinquent tenants, supervise tenant profile and monitor screening procedures.

Fiscal Management: We use Yardi Genesis2 Property Management software to provide and record financial information, track ledgers and manage payables – which allows for timely and accurate reporting. The cloud based system is backed up on multiple sites for restoration to prevent loss of data. Provide monthly property operating statements, owners cash position report, other reports as necessary for the management of the property, establish lease rates, adjust based on market conditions, prepare annual operating budgets.

Operational Management: Regular asset inspections, common area and grounds maintenance and repair (quotes/bids – negotiate and supervision), monthly capital cost review/recommendations, staff supervision.
